A lovely habitable old stone house for sale in the beautiful village of Calaeo, in the heart of the Redes Natural Park. The location on the top edge of this medieval village assures some amazing views and since this is the end of the valley, tranquility is guaranteed because there are no passing cars to disturb the peace. The roads in the village are narrow but you can still drive straight up to the property which has a garage and a handy parking space at the side. The house is the end of a row of terraces and faces both east and south towards the mountains. There's also a second fire place which is unused since it's no longer required, this could be taken out to create more space for a fridge and dishwasher for example. The lounge is next to the kitchen and has a brand new pellet stove installed for comfort and a patio door taking you outside onto the second covered porch which is south facing and enjoys many hours of sunshine. The first floor accommodation includes three bedrooms, one with fitted wardrobes and a bathroom with a shower over a small sized bath, a washbasin and toilet. From this floor there's also access up a short flight of stairs into the useful loft space. This area is dry and clean and currently houses the electric hot water heater.
There is a Ministry of Culture (Patrimonio), approved architect's project allowing the restoration of the adjacent building (stables / cuadra) and to extend the living space. The architect's project shows the plans to replace the entire roof and to create more head space on the first floor of the main house where the three bedrooms are located, this would allow the redistribution of the bedrooms and also increase the size of the bathroom. In addition, a doorway will be created, from the mid point of the stairs, and a new passage made, allowing you to connect directly with the neighbouring garage and large storeroom which are currently accessed from the road on the north facing side of the house. The garage and storeroom can them be transformed into a spacious open plan living room with lots of light coming through windows on both sides (north and south) of the property. The plans and the project are included in the sale, however the execution of the work is not mandatory.
Finally there's a small 50sqm garden included in the sale which is a lovely surprising addition and offers a great outside area in which to enjoy the beautiful scenery, grow some vegetables or flowers, keep chickens or simply to sit and watch the sunset with a glass of wine. The view looks out towards the beautiful old parish church, which is dedicated to Santa Cruz de la Real and dates back to the 16th century (1594). It was renovated in the 18th century and declared a Site of Cultural Interest in 2014 for this reason any properties in the village being renovated now have to follow certain rules so they are sympathetically restored in keeping with this protected old church.
For walking enthusiasts there are several routes in this area, for example, the Ruta de Los Arrudos which goes through the mountains and the Ruta del Agua, an urban route through the town. There's a lovely rural hotel which hosts yoga weekends and boasts incredible cuisine in their first class restaurant La Gotta, plus a lovely swimming pool. Nearby, within walking distance, there's also a campsite with a very good restaurant and bar.
Fibre optic internet is available in the village. There are no shops in the village, but a couple of delivery vans come twice a week bringing bread, groceries and other essential supplies. The nearest town with supermarkets, banks, cafes, medical centre etc, is Campo de Casu, just 11kms away or a 16 min drive. Then there's Pola de Laviana, a much larger town with more services and amenities which is 26kms away, a beautiful drive through the natural park and past the large reservoir.
