This property, built around the year 1900, requires a complete renovation but it's not a ruin. The roof and walls of the property are in good condition, however it hasn't been lived in for around 50 years. There's a basic kitchen but no bathroom and the water would have to be reconnected as would the electricity. Situated on the edge of a quiet aldea in the municipality of Grado, this property is perfect for someone loving rural life but close to a busy town and all its facilities and services,
House and Horreo
The house has thick stone walls and a good roof which was renovated a few years ago. The accommodation is all on one floor and the front door opens directly into the kitchen which is a good size and still has the original stone sink and a traditional wood stove for heating the whole house. Behind the kitchen is a room which houses the old bread oven and where the owners used to smoke their meat, hence the blackened walls and ceiling. However this space would be the ideal place to have a bathroom. There are several other rooms which were used as a lounge and three bedrooms. The whole property does require renovation work including the doors, windows, walls and floors.
Across from the house is a traditional grain store, or horreo. It was not possible to see the inside of the horreo, however from the outside it is clear that the roof would need some fixing, but this space, once restored would make a lovely guest bedroom or extra living space for the owners to enjoy. There's a brick built storeroom beneath the horreo which could also be utilised in some way to add more usable rooms to the overall property.
Barn and Land
The two storey barn was added in 1962 and is a good solid structure which is water tight. The first floor is currently being used as a storage space, but this would be emptied before the new owners took possession of the property and could make a great garage or workshop space. The ground floor of the barn was used for keeping animals and would be handy for storing whatever you needed to tend the land for example, a mower and other gardening tools.
The 5,000 sqm of land is a nice addition to the property and comes with a 1,100 sqm plot behind the barn which is buildable, allowing a new build property of up to 200 sqm. The majority of the land is agricultural land which is currently used for pasture and easily maintained. The views across the land are amazing, taking in the surrounding hillsides and the town of Grado, which is only 6km away, as well as a glimpse of Oviedo in the distance. Mains water, electricity and fibre optic are all available.
