Hostel on the Camino de Santiago
A large and well established hostel or albergue for sale, situated on the Camino de Primitivo which runs from Oviedo to Santiago de Compostela in Galicia. The hostel is situated right on the camino with no detour needed. It's a well established business and has regular trade from the thousands of pilgrims who pass along this route every year.

Hostel Accommodation
On entering the hostel, the reception desk is beside the staircase and there's a useful bench in the hallway to leave your boots. To the left of the reception desk on the ground floor, there's a really large dining room with two large tables and lots of chairs for mealtimes, as well as a chill out area with various sofas and comfy chairs and plenty of books to read on the book shelves. There's also a fridge in the dining room which is for the pilgrim's sole use and also coffee and tea making facilities. Behind the dining room are two private showers and toilets and two washbasins. There's plenty of hot water available and heating but no washing machine.
The hostel can accommodate up to 18 people a night. There are three dormitory style bedrooms with bunkbeds, which can sleep up to 16 people plus an individual room with a double bed for two people. The double bedroom is ideal for anyone wishing to sleep in a private room for the night rather than a dorm. In addition, on the second floor there's a large chill out room for the pilgrims to relax and meet up, share their experiences and enjoy some good conversation. There's a bathroom offering a shower, toilet and washbasin on the first floor where the bedrooms are located.

Owner's Accommodation
In addition there's another large bedroom available for the owners which is not used by the pilgrims plus a separate, private bathroom with bath, shower, toilet and washbasin. The large and fully fitted kitchen is currently not available for the pilgrim's use, but it's up to the person who buys and runs the hostel whether they would like to keep the kitchen private. Finally, there's a very large garage attached to the side of the property which can be accessed from outside or via the dining room on the ground floor. There's ample space in the garage for two cars, workshop space, shelves, benches etc. The garden in front of the property is a public space and does not come with the house.
The house can be bought as is, with an established business up and running with great income potential, or it could be used privately as a family home. The business licences are still current, so the business wouldn't have to stop whilst these where obtained. At present the business is being run by a couple who are renting the property and they intend to stay and run the business until October 2025, although this is negotiable, but it may have to be considered when planning your move to Spain, to take over the house and business.

Services
There are several bars and restaurants in the town of Espina as well as grocery shops, butchers, bakers, pharmacy and banks with ATM.

In Spain, two primary taxes are associated with property purchases: IVA (Value Added Tax) and ITP (Property Transfer Tax). IVA, typically applicable to new constructions, stands at 10% of the property's value. On the other hand, ITP, levied on resale properties, varies between regions but generally ranges from 6% to 10%.
