Beautiful Equestrian Property with stunning views. We are proud to present this immaculately finished property, set on a large plot of 64,607m2, around 16 Acres of land!

The location of this Equestrian facility is absolutely stunning, sitting high above the Ayora Valley with breathtaking views across the countryside and mountains, and with a license in place to keep up to 12 Horses.

As we approach the property, we have a long private driveway that leads up past the fenced paddock area, and we turn into the parking area with the Hayshed by the paddock gates. This area has a track which runs up beside the fenced Villa area and around to the top of the plot, again gated off. Back next to the Hayshed we come to the double gated entrance to the Villa and gardens, fully fenced and comprising mostly of gravelled area and driveway, with a fur tree's planted to surround the entire fenced area, fully irrigated, and many other trees and shrubs planted around the gardens.

The Villa was constructed in 2003, and boasts a large open porch across the front of the house, the perfect place to sit and relax during the mid-summer days. As we enter the front door, we come into the large open living area, with traditional wooden beams and log burning fireplace. There is also another entrance through the door at the back of this room that leads out to the rear patio area, which has shade during the summer months from the grape vines that grow above.

Back inside and the living room leads into the kitchen, a good size and finished in traditional Spanish style, with wooden cabinets and a marble worktop, and built in oven, hob and extractor. The far end of the kitchen leads into a sun room, with patio doors leading out onto the new raised terrace area. The sun room also leads into one of the Bedrooms, with a built in double wardrobe and en-suite shower room. This layout has provided the current owner with a small B&B room and living area for a guest or for a couple at a time.

Through the living area we also have the hallway, this leads to the second double bedroom, and the family bathroom. All the rooms in the property have been well decorated and lovingly maintained, so the new owners will be able to move straight in and start enjoying the Villa from the very first day.

Back outside and we go to the front side of the Villa, below the new raised metal terrace. In the under build we have the heating system for the Villa and hot water. To the rear of the property we have a large garage, with a good sized storage area and also houses the Batteries and control panels for the Solar system, with a back up fully automated generator. The Solar panels are housed on a custom made structure that holds them high up and with the maximum possible exposure. Behind this we have the old water deposit, which is now also used as storage but could be used as a single stable, then we have the back of the garage where there are two new water storage tanks, with a total capacity of 20,000 litres.

The current owner has separated the land very well, with the intention of providing the best conditions for her Horses to live. The front part of the plot has a fully fenced paddock, next to this we have a huge grazing area, and by the end of spring will have a green field of grass to enjoy. The other side of the property we also have more fenced areas with covered shelter for the horses.

This property gives the new owner a range of opportunities in the location, horse riding, mountain biking and hiking directly from the property into the National Park land that surrounds it.

Zarra is a beautiful Spanish town, with a large church and a clock tower, built in 1800, which is located in the central square surrounded by small cafes and restaurants. The town has its own community pool, tennis courts, and a health center, along with many traditional shops such as bakeries and butchers.

The large Town of Ayora is only a few minutes away by car.

There is a good Hospital, schools, large Supermarkets, Banks, Restaurants and Cafés and is only 85 minutes from the beautiful Beaches of Alicante and the Airport.

The Valley is a great area to enjoy and explore, including the Caves de Don Juan, which has a camping site with many mountain and countryside treks mapped out.

There are community Swimming pools in Zarra, Teresa de Confrentes and Ayora.
